Determine Your Budget
Building a home is likely the biggest financial move you’ll ever make—so make it a confident one. Before breaking ground, take a close look at your finances. A good rule of thumb: aim to keep your total monthly housing costs (mortgage, insurance, taxes)
under 28% of your gross income. But don’t stop there—factor in the full picture:
Insurance & Taxes: Check local rates for accuracy
Current Debts: Car loans, student loans, credit cards
Utilities & Upkeep: From electricity to lawn care
Furnishings & Décor: New space, new style
Why it matters: A thoughtful budget helps you build smart—balancing the wow factor with long-term comfort so you don’t end up “house poor.”
DECIDE ON YOUR DESIRED FEATURES
Layout & Lifestyle
Before diving into floor plans or builder meetings, get clear on your must-haves. A focused vision saves time, money, and headaches down the line.
Bedrooms & Baths: Plan for today—and tomorrow (guests, family growth).
Master Suite Location: Upstairs = privacy, downstairs = convenience.
Open Layout vs. Efficiency: Big, open spaces impress—but can raise energy bills.
Home Office: A must-have for remote work and added value.
Entertaining Spaces: Consider morning rooms, patios, or a finished basement.
Structure Decisions
Foundation: Slabs are budget-friendly; basements offer storage and flex space.
One vs. Two Story: One-story = fewer stairs, two-story = more compact footprint.
Garage Goals
Front vs. Side Entry: Side-entry boosts curb appeal (lot permitting).
Two vs. Three Car: Think cars, tools, bikes, and storage needs.
PRO TIP: YOU MAY NOT GET EVERYTHING—PRIORITIZE YOUR TOP FEATURES AND LET YOUR BUDGET GUIDE THE REST.

FINDING THE RIGHT LOT
Location Is Everything
Finding the right lot is often the trickiest step in building your custom home.
Here’s what to keep in mind:
Prioritize access to work, schools, shopping, and healthcare
Research area values and future zoning changes
Lot Type Matters
Slab vs. Basement: Sloped lots suit basements; flat lots work best for slabs
Drainage: Ensure proper runoff to avoid flooding or erosion
Rules & Boundaries
Get a land survey to confirm property lines and easements
Check local zoning laws and HOA restrictions
Utility Check
Make sure water, sewer, gas, and electricity are available
No sewer? You’ll need a septic system
PLAN YOUR FINANCING
One Loan, Two Phases
Most custom homes are not paid for in cash—a Construction-to-Permanent (C2P) loan is a popular option.
Covers both the build (and lot, if needed)
Converts to a traditional mortgage after construction
How It Works
Draw Schedule: Builder gets paid in stages as milestones are met
Down Payment: Typically higher than a standard mortgage
Approval: You’ll need solid credit and income qualifications
Choosing The Right Lender
Compare rates, fees, and terms
Work with lenders experienced in construction loans

MAKING SELECTIONS
Where To Begin
One of the most enjoyable (and sometimes overwhelming) parts of building is selecting fixtures, finishes, and design elements:
Design Inspiration: Start by browsing online (home design websites, social media, etc.) or visiting home improvement stores to see styles and pricing.
Professional Help: Some homeowners hire an interior designer to streamline the decision-making process.
Our Process At g3 Builders LLC
We connect you with a third-party design professional. You’ll work together in a showroom setting to review options for:
Flooring
Cabinets and countertops
Paint colors and more
Having expert guidance can help you clarify your style and ensure your selections align with your budget and the overall design of the home.
INSPECTIONS
Municipal Inspections
Local inspectors will visit the site at key stages—like foundation, framing, plumbing, and electrical—to ensure your home meets building codes based on the International Residential Code (IRC).
Third-Party Inspections
Some homeowners hire private inspectors for added peace of mind, especially before drywall or at final completion. At g3 Builders LLC, we welcome extra inspections—we’re going to build you a great home regardless but the added confirmation from a third party can sometimes put clients even more at ease.
TIMELINE
Construction Timeframe
9–15 months for most custom homes, depending on:
Home Size: A larger or more complex design typically takes longer to complete.
Unique Features: Custom finishes and specialty installations can add time.
Unforeseen Delays: Weather, material shortages, permitting slowdowns, or site complications can extend your schedule.
Site Work: Heavily wooded and sloping lots typically take more time for clearing and grading. These lots often require addition time also to truck in or truck out dirt.
PRO TIP: Expect the unexpected. Building in some buffer time helps keep your experience smooth—even if a few surprises pop up.

CHOOSING A BUILDER
Finding a trustworthy and experienced builder is crucial:
Credentials & Experience: Ask about licenses, certifications, past projects, insurance, professional memberships, and how long they’ve been in business.
References & Reviews: Speak with past clients, search online reviews, or visit completed homes to see the quality of workmanship.
Communication Style: You’ll be in close contact throughout the build—choose a builder who communicates clearly, listens to your concerns, and maintains a good working relationship.
At g3 Builders LLC, we pride ourselves on transparency, quality craftsmanship, and personalized service. We believe a strong partnership between homeowner and builder is the foundation for a successful project.
WHAT IF SOMETHING GOES WRONG?
Quality Control
Human error can happen in any man-made product, you’ll want a builder with a good quality control program and who provides a warranty. At g3 Builders we minimize human error through frequent on-site checks where mistakes are caught early and corrected at the
appropriate time. Our warranty program includes the following:
Warranty Protection
Workmanship: Covered for 1 year
Mechanical Systems: Covered for 2 years (e.g., HVAC, electrical, plumbing)
Structural Components: Covered for 10 years
Third-Party Backed: Even if something were to happen to our company, your warranty remains valid.
Peace of mind, built in. That’s the G3 difference.
ENJOY THE PROCESS
Finally, remember to take in the moment—from the first time you see your home’s foundation poured to the day you move in. Building a custom home is a rare and rewarding
experience. With careful planning, expert guidance, and a clear vision, you can create a space that truly feels like yours. At g3 Builders LLC, our goal is to simplify this journey and ensure you love the result. We look forward to helping you build a home that suits your lifestyle and stands the test of time.
